Zurich: Project "Maaglive" is one step further

Swiss Prime Site has just submitted the building application for the "Maaglive" project, which is to take shape on the Maag site at Zurich Hardbrücke station in the coming years.

The aim of the "Maaglive" project is to supplement the current dominant office uses with residential, cultural and gastronomic facilities, thus revitalizing the entire area around the clock. The project is to be built according to the plans of the Berlin architectural firm Sauerbruch Hutton, the winners of the project competition. The plan is for an ensemble of three very different stand-alone buildings - a high-rise, the inventoried Building K and a new cultural center. In between, public space is planned, a square covered with approximately 80 tall trees. According to the planners, the "urban forest" will serve as a "new lively and climate-friendly center in Zurich West" in the future, together with other green spaces, to help reduce heat and provide a pleasant microclimate. The canopy of trees will give the square the quality of stay that has been lacking in this location so far, as will the uses planned for the first floors, says Drazenka Dragila Salis, Head Development & Construction at Swiss Prime Site. There are also plans to open up the neighborhood, including new pedestrian and bicycle paths.

The high-rise building, with its fundamentally flexible use of space, is intended primarily for residential use. Where noise pollution is high, studios are to supplement the small apartments; a workspace with café and wine bar is planned in the two-story base. Building K, freed of all annexes, is to be given a new lease of life as an architectural monument and cultural center; in addition to a foyer, restaurant and bar, it is to include a market hall, a book café with gallery and an open space with lounge and bar, creating operational synergies with the new, open-use Kulturhaus next door.
Swiss Prime Site AG expects construction work on the large-scale project to start in the third quarter of 2024 at the earliest. Appeals are to be expected - not least because the Maag Hall, which is currently used as a theater and event hall, would have to make way for the realization of "Maaglive". Ideally, Maaglive could be occupied in the 3rd quarter of 2027, according to Swiss Prime Site. The investment volume is estimated at around CHF 135 million. (bw)
