Foundation stone laid for Lucerne's Rösslimatt district

SBB is realizing the Rösslimatt project right next to Lucerne station. The foundation stone for the new quarter has now been laid.

Lucerne's Rösslimatt covers an area of 42,000 square meters and is to be developed in stages. Currently, the area near the train station is dominated by railroad tracks, but after completion, according to SBB plans, a new quarter will have been created in the middle of the city center.

As part of the first stage, a total of 37,800 sqm of usable space will be created on three construction sites. Of this, 21,300 square meters are allocated to development area A, of which 16,000 square meters will be used for educational facilities on the upper floors. On the first floor, public-oriented uses are planned. The main tenant is the Lucerne University of Applied Sciences and Arts (HSLU). SBB estimates the investment sum for this construction site at CHF 99 million.

On construction sites B and C, 16,500 square meters of main floor space will be created, 15,000 square meters of which for offices on the upper floors. Here, too, public-oriented uses are planned for the first floor. The main tenant is the pharmaceutical company MSD, and the investment sum is CHF 80 million. The projects on the construction sites also include the already completed redevelopment of a residential property at Güterstrasse 7, where two studio/commercial spaces have been created on the first floor. SBB has invested CHF 3 million in this project.

According to SBB, the main tenants HSLU and MSD are each combining several locations in Rösslimatt. HSLU is bringing together around 3,000 students, 6,500 continuing education participants and 400 employees from the departments of economics and social work. MSD initially combines 650 workplaces at Rösslimatt, with an expansion option to 850 workplaces. According to SBB, the decisive factor in the choice of location for both MSD and HSLU was the good accessibility and visibility of the planned quarter.

Rösslimatt is certified as a "2000-watt site in development"; among other things, lake energy is used for heating and hot water and large photovoltaic systems are installed. (ah)
