Large-scale project South Lake Zug takes a step forward

The planned Süd-See Zug development on the site of the former cantonal hospital has cleared an important hurdle: The Zug cantonal parliament has approved the building lease agreement in its first reading.

As reported by various local media, the Zug Cantonal Parliament has voted in favor of the building lease agreement for the site of the former Zug Cantonal Hospital in its first reading.

The site is divided into different areas that are to be developed together. One building area is to continue to be used by the canton for its own purposes. The site, which is centrally located and in the immediate vicinity of the lake, is to be transformed into an urban quarter. The idea and investor competition for this was won by the Süd-See Zug concept, which CSA RES Commercial, an investment group of Credit Suisse Investment Foundation, and HRS Real Estate intend to implement.

The concept envisions a combination of residential, leisure, hotel and commercial uses. Planned are a spa, a boutique hotel, curatable open spaces for art, culture and culinary arts, apartments, and a "South Lake Hub" that includes spaces for events, wellness, gastronomy, course rooms, small businesses and studios, among others.

According to the development plan, 50% of each of the residential areas will be offered at market conditions and for affordable housing. The south wing of the former cantonal hospital, which is a listed building, will house the boutique hotel with 56 rooms.

After conclusion of the building lease contract and the development agreement between the canton and the investor, an architectural competition and study contract are to be carried out. The construction project will be carried out from 2027 at the earliest. (ah)
