Regensdorf: Start of construction for 500 million Zwhatt urban district

Around 630 apartments and approximately 15,000 square meters of commercial space are to be built by 2030. The first apartments will be ready for occupancy in 2024.

The new district is being built on the former Gretag site right next to Regensdorf-Watt train station in the largest development area in the canton of Zurich. The first apartments are scheduled to be ready for occupancy in 2024. The initiators call Zwhatt a lighthouse project in terms of sustainability.

Pensimo Management AG acquired the site in 2016 on behalf of the Turidomus investment foundation and is realizing the project together with the Pensimo and Adimora investment foundations. In 2018, the urban planning phase was opened and two years ago the approval process for the new buildings started. In September 2022, all thirteen permits were issued, seven of which were for high-rise buildings. The project name stands for "between" (ZW) the two forest properties "Hardhölzli" (HA) and "Schlatt" (TT).

In total, seven buildings with a total of around 430 rental apartments and more than 10,000 square meters of commercial space are being built in the first stage. All the buildings in the first stage will be completed within the next four years. In a second and, if necessary, third stage, further apartments and commercial space will be realized. The entire transformation of the site is expected to be completed in 2030.

Goal: Rural urbanity

The urban concept of Studio Märkli includes: two rust-red high-rise buildings, a commercial building, a transverse building with apartments as well as a loggia with double kindergarten, a longitudinal building and two pavilions with partly public use. They are implemented by Studio Märkli together with Boltshauser Architekten, Graser Troxler Architekten and Lütjens Padmanabhan. (aw)
