Investment Foundation 1291 invests in high-rise project
As part of the project development at the Effretikon train station, apartments, offices and retail space are being built.
1291 The Swiss Investment Foundation has acquired a new building project at Bahnhofstrasse 28 in Effretikon (ZH) for the new investment group Sustainable Real Estate Projects Switzerland. Notarization and transfer of ownership have already taken place, according to the investment foundation.
It is a sustainable high-rise development directly at the Effretikon train station, with residential and office space as well as retail space in a two-story base with a total leasable area of around 10,000 sqm, it said. The high-rise is to be realized according to the principles of 2000-watt sites, 1291 said, adding that heat will be generated by ground probes and heat pumps, and solar cells will be integrated into the facade.
According to 1291, a master plan has been drawn up for the area directly adjacent to the train station, and a study contract has been awarded for the site on Bahnhofstrasse. The design plan procedure is to be completed by the beginning of 2024. Construction is scheduled to start in the first quarter of 2025, and the new building is expected to open in spring 2028.
The investment foundation expects an investment value of CHF 95 million. (ah)
