Berne: First building lease payments for the Viererfeld/Mittelfeld area
The City of Bern is awarding a total of six building rights for the first stage of the new urban quarter on Viererfeld/Mittelfeld in the Länggasse-Felsenau district. The first decisions have been made.
On the Viererfeld/Mittelfeld site near the city center, the city of Bern wants to build a new urban quarter with about 1,140 apartments to meet the housing shortage. Half of the living space in Viererfeld and at least half of the living space in Mittelfeld are reserved for non-profit housing, the city says. The first residential buildings should be ready for occupancy in 2029.
According to the city of Bern, only a very small part of the apartments will be built by the city itself, if at all. Instead, the plan is for non-profit and market-oriented developers to build the residential buildings. In return, they will be given land in building rights for a period of 80 years.
The first construction phase in Viererfeld/Mittelfeld will create 350 apartments, and six building rights will be granted:
Two building rights relate to areas that are to be built on by the Bern Capital Cooperative and Mobiliar Asset Management AG. The Bernese voters must decide on the allocation of these rights because the value of the building rights exceeds CHF 10 million.
One building lease each is to go to the pension fund of the Berner Kantonalbank (BEKB), to the staff pension fund of the city of Bern and to the Burgergemeinde Bern. Here, only the municipal council has to give its approval. Another building right will be granted to Innere Enge Holding AG, which wants to add to the existing hotel. (ah)
