Zurich: Hiag high-rise in Altstetten is approved
The real estate holding company Hiag can realize an 80-meter-high residential building in Zurich Altstetten. The 150 or so apartments are scheduled to be ready for occupation in 2026.
At the intersection of Baslerstrasse and Freihofstrasse in Zurich Altstetten, an approximately 80-meter-high high-rise is being built with apartments as well as public and commercial uses on the first floor. The project by Hiag Immobilien Holding will be implemented on a 7,800-square-meter site at Freihofstrasse 25, where the Fiat garage of the Binelli company is currently still located. Hiag has owned the property since 2019.
According to the plans, the high-rise building will have 25 floors; 149 rental apartments (1.5 to 4.5 rooms) will be housed on 10,800 square meters of floor space. Also planned are a community room, studios and a roof terrace on the second floor. On the first floor of the high-rise, retail and service areas are planned on 2,100 sqm of floor space; according to Hiag, a restaurant use is also being considered.
The Shedhalle, currently used as a workshop, will be retained and leased to a food retailer on a long-term basis. A publicly accessible city loggia will be created under the filigree concrete structure of the former exhibition and assembly space on Baslerstrasse.
Hiag is realizing the project with Pool Architekten from Zurich and HRS Real Estate from Frauenfeld. According to the real estate company, the building permit became legally binding at the end of January following the expiry of the objection period without an appeal. Also at the end of January, the project was provisionally awarded the SNBS Building Construction Gold sustainability certificate, Hiag added. Construction is scheduled to begin in late summer, with the space ready for occupation in March 2026. (ah)
