Birsfelden: UBS Sima plans wooden high-rise
The project is to reach a height of 100 meters and be used primarily for residential purposes. Construction is expected to start in 2025.
The real estate fund UBS Sima wants to build a wood hybrid high-rise on the corner of Hauptstrasse and Birsstegweg in Birsfelden (BL). Around 120 apartments and approximately 1,600 sqm of office and retail space are to be built on 30 upper floors, the fund says. The investment volume amounts to about CHF 60 million.
The high-rise will reach a height of around 100 meters, making it unique in Europe, UBS added. A photovoltaic system integrated into the façade, a high degree of prefabrication and the use of wood as a building material make the property particularly energy-efficient.
During the development of the project, care was taken to develop a slim building structure in order to increase the quality of the surrounding area in addition to increasing density. Thus, a pocket park and a connection to the newly emerging recreation zone in the Birs area are planned.
The neighborhood plan is currently undergoing cantonal preliminary examination; the municipal assembly is expected to decide on the neighborhood plan at the end of 2023. Construction is scheduled to begin in 2025. (ah)
