Zug: Over 60,000 square meters of floor space planned in the "GIBZ area"
In Zug, the development plan for the area between Baarerstrasse, Göbli and Industriestrasse has been submitted. Among other things, the prominent "Pi" timber high-rise project is to be realized in the area.
According to a submission to the Grand Municipal Council, at least 9,951 of the 63,300 square meters of floor space in the overall project is earmarked for affordable housing, including in the "Pi" project by Urban Assets Zug AG, which includes a new type of timber construction and is to be 80 meters high. In addition, the Zug Commercial and Industrial Education Center will be given the potential for expansion and the "Rote Post" will be given an internal densification. Of the almost 10,000 square meters planned for affordable housing, 5,000 square meters have been contractually secured between the city of Zug and the former V-ZUG Immobilien AG as part of the Technology Cluster development plan. The remaining 4,951 sqm correspond to the additional use of the "Project Pi" and "Rote Post" buildings in 20%.
Part of the "Geviert GIBZ" is the Zug Commercial and Industrial Training Center (GIBZ), which is owned by the Canton of Zug. In addition to Urban Assets Zug AG, the successor to V-ZUG Immobilien AG, the owners also include Vaudoise Insurance and a condominium owners' association. The latter would like to jointly replace their "Rote Post" property with a 30-metre-high building. Together, the "Rote Post" and "Project Pi" have a total floor area of 32,500 square meters.
The area is to be largely car-free. Only 247 parking spaces are permitted in the planning perimeter, 34 of which are for the 183 residential units planned for "Project Pi". The city wants to compensate for this with mobility management. The development plan is to be negotiated in the Grand Municipal Council in the summer and then published. (aw)
