Rotkreuz: Quantus buys Komax headquarters
The investment manager has leased the property back to the seller, the Komax technology group, until the end of 2024. It will then be positioned as a multi-tenant property.

As part of a value-add strategy, investment manager Quantus has purchased the Komax Group's production site in Rotkreuz (Canton of Zug) and leased it back to the technology group. Komax is building a new headquarters in Dierikon by the end of 2024.
The building in Rotkreuz was constructed for Komax in 2003 and has a total area of over 11,000 square meters, divided into 8,000 square meters of production space and 3,000 square meters of office space. There are also 140 underground parking spaces and 21 outdoor parking spaces. According to Quantus, the production space is particularly suitable for high-tech companies. Roche Diagnostics currently uses part of the space for the production of diagnostic devices.
"Restrictive building and traffic regulations for commercial real estate and limited land reserves are limiting the supply of production space for technology companies," explains My Truong, Head of Portfolio Management at Quantus. "With the purchase of the property on attractive terms and the leaseback by Komax, we have enough time to re-let the property on attractive terms and generate a higher risk-adjusted return for our investors." Quantus believes that the building is multi-tenant capable thanks to the accessibility and divisibility of the space. (ah)
