Emmen: Major project on the "Sonne" site one step further
Realstone owns four building plots on the "Sonne" site in Emmen (LU). The project, which comprises a total of 275 apartments, has been approved by parliament.
The revised development plan and partial zoning plan revision for the Sonne site in Emmen (LU) has made it through parliament. According to a press release, all parliamentary groups have approved the project in its current form. A new version had become necessary after the council rejected the previous development plan in March 2022. In construction areas A to D, at least 10% of the area will be designated as affordable housing or realized as residential property. The number of parking spaces was also slightly reduced. The courtyard area at the heart of the site was enlarged to 1,000 square meters.
The public consultation on the project is now taking place. The issue will return to the residents' council for a second reading at the end of 2023 at the earliest. The development plan will then be subject to an optional referendum within a period of 60 days.
Realstone plans 180 apartments
The Sonne site between Gersagstrasse and Gerliswilstrasse in Emmenbrücke will be home to around 275 apartments and around 3,500 square meters of commercial, service and catering space over the next few years. Four of the nine building plots are owned by Realstone. Around 180 apartments with 2.5 to 5.5 rooms or as residential studios are planned in these buildings. When the condominiums are first marketed, Emmen residents will have a right of first refusal for three months from the initial advertisement.
Steiner AG was originally involved as a developer on the site (IB reported).
