Dübendorf: Gumpisbüel site to become a housing estate

The housing cooperative Wir sind Stadtgarten, which is part of Halter AG, and the Raiffeisen Pension Fund will jointly realize the new residential quarter.

The city of Dübendorf wants to use its three plots of land in the Gumpisbüel area on Chriesbach for affordable housing and has been looking for building lease holders. In a multi-stage process, the housing cooperative Wir sind Stadtgarten (WBG) was awarded the contract together with the Raiffeisen Pension Fund. The realization partner is Halter AG, to whose group of companies WBG Wir sind Stadtgarten belongs.

The 28,500 square meter site will house 270 apartments, more than half of which will be family apartments, but there are also plans for residential studios and cluster apartments, for example. Two thirds of the apartments will be offered for rent at cost; this part will be realized by WBG Wir sind Stadtgarten. The Raiffeisen Pension Fund is responsible for the part of the apartments for which a market rent is planned.

According to the tender, the first floor of the residential buildings will be used for public or commercial purposes, such as a small store, a café or a daycare center. There are also plans for communal areas that can be used free of charge by the residents. According to the city of Dübendorf, the developers will preserve the existing woodland and create a large undeveloped open space in the Chriesbach area to create a large park.

In the next step, an indicative project will be developed, on the basis of which a design plan will be drawn up. The earliest start of construction is 2026. (ah)
