Egnach: Abendrot Foundation also buys the "Alte Mosterei"

The project that the Abendrot Foundation is realizing together with Mettler2Invest in Egnach (TG) has grown yet again. The foundation now also owns the historic existing building on the "Alte Mosterei" site.

On the "Mosterei-Areal" in Egnach (TG) on Lake Constance, the Abendroth Foundation has now acquired the former cider factory building in addition to its previous investments. The plan is to convert the historic complex into terraced houses and apartments. A restaurant is planned for the first floor.

Since 2022, the foundation has been working with Mettler2Invest to develop the former site of a fruit juice company in Egnach. Around a new village square, 161 new rental and owner-occupied apartments, 17 retirement apartments, 52 care rooms as well as catering, office and commercial space, communal green areas, surrounding facilities and a parking garage are being built. The Abendrot Foundation's investment has so far included the existing Gasthof Sternen, a commercial building and three of the six new buildings.

Terraced houses in the industrial building

The now acquired Alte Mosterei, built in 1902, was extended in 1917 and given a two-storey extension. The exterior appearance and a small wood-paneled canteen room on the 1st floor are listed buildings. The former industrial building has been vacant for several years. Five terraced houses are being built in the southern part, each with its own outdoor seating area, cellar and parking space in the basement. The terraced houses will be built into what appears from the outside to be a two-storey part of the building, which used to serve as an open hall for tanks up to ten meters high.

Six duplex apartments and five multi-storey apartments are planned in the northern part of the building. The apartments are accessed via an open arcade to the east, which is also available to residents as a balcony area. The listed canteen space will be integrated into one of the apartments as a spacious living room/kitchen. Talks are underway with a local restaurateur for the use of the first floor of the Alte Mosterei.

In the new building, House 1, directly opposite Egnach railroad station, the foundation is building a total of 25 apartments of different sizes with balconies. The Mosterei site will be realized in two stages. The Alte Mosterei and House 1 are part of the first stage to the west of Bahnhofstrasse, which is expected to be ready for occupancy by summer 2025. Initial letting is scheduled to begin in 2024. The second construction phase is expected to be completed by spring 2026.

Settlement association to use shared space

As an element of semi-communal living, a settlement association is founded together with the new residents of the neighborhood, which can manage certain rooms and areas. This initially includes a communal room, a guest room with a kitchenette and bathroom as well as several residents' gardens. The new buildings are being planned together with the architects Baumschlager Eberle. Mettler2Invest is responsible for the realization of the new buildings and the entire surrounding area as total contractor. The architectural firm Bänziger Lutze from Berneck has been engaged for the further planning of the Alte Mosterei and Gasthof Sternen. The next milestone is the start of construction in October 2023.
