Zurich: Letting of the Hofwiesenstrasse development begins
The aim is for the number of people in the household to correspond to the number of rooms in the respective apartment.

Since April 4, interested parties have been able to apply for an apartment in the Hofwiesenstrasse development on the Guggach site in Zurich-Unterstrass. The first tenants are due to move in in September 2024. With its 111 apartments - 75 of which are self-supporting and 36 subsidized - the development, located at the intersection of Hofwiesenstrasse and Wehntalerstrasse, offers affordable living space for around 330 people. According to the city, the per capita space consumption of around 26 square meters is well below the urban average of 39.6 square meters. "In order to make sufficient use of resources, the Einfach Wohnen (SEW) foundation plans to occupy most of the apartments in such a way that the number of people in the household corresponds to the number of rooms," it says.
Compact apartments for net zero target
The development comprises 14 studios, 20 apartments with 2 and 2.5 rooms, 42 apartments with 3 rooms, 20 apartments with 4.5 rooms and 15 apartments with 5.5 to 10.5 rooms. There will also be 5 rooms for rent. "The living spaces are kept compact - also with a view to the net-zero climate target." The gross rent for a 3-room apartment measuring around 73 square meters averages CHF 1435 (self-supporting) or CHF 1180 (subsidized). The gross rent for a 97 sqm 4.5-room apartment averages CHF 1960 or CHF 1620. The self-supporting apartments are rented out according to the cost-rent principle. Four of the six commercial premises in the Hofwiesenstrasse development have already been let.
The City of Zurich and SEW are jointly developing the Guggach site. In addition to the non-profit apartments, commercial space and kindergarten, a school complex with a double gymnasium and a neighborhood park will also be built on the site. There will be a grocery store, studios and commercial uses as well as a community room on the site.
After the Fogo development in Zurich-Altstetten, the Hofwiesenstrasse development is the second new residential development built by the Einfach Wohnen foundation. The city of Zurich has granted the foundation building rights for the land. The estate was designed by Donet Schäfer Reimer Architekten and Atelier Loidl Landschaftsarchitekten. It consists of two slender residential buildings with a commercial base. (aw)
