Zurich: Losinger Marazzi to build retirement apartments in the "Greencity" district

As part of a new type of partnership between private individuals and the City of Zurich, the last building plot of the project will be developed with apartments for the elderly. The majority of the apartments will be provided by Pensimo.

In autumn 2026, the planned development on construction site B6 will be the final project to complete the sustainable Greencity district in Zurich South. Losinger Marazzi has developed the new building for age-appropriate living and will realize it as a total contractor for two Pensimo investment foundations with 179 apartments for older people. This was announced by the company together with the City of Zurich. The City of Zurich Retirement Homes Foundation (SAW) will take over 60 apartments. Pensimo will rent the remaining 119 to tenants aged 55 and over. These tenants can also benefit from the services provided by SAW. A partnership of this kind between private individuals and the City of Zurich Retirement Homes Foundation is new.

The project developed by Losinger Marazzi AG was converted into a "senior living with services" use by means of a supplementary design plan. The total contractor is currently in the process of realizing the project for the two owners - the Turidomus and Pensimo investment foundations managed by Pensimo Management AG.

Building site B6 is the final stage of the sustainable Greencity district developed by Losinger Marazzi. Since 2014, the real estate developer and total contractor has been building Switzerland's first 2000-watt site on the site of the former Sihlpapier factory in the south of Zurich. The heart of the building will be a green inner courtyard. Outside, arcades will provide recreational areas and access zones to the commercial spaces on the first floor. On around 3,500 square meters, Pensimo is aiming for uses such as a medical or physiotherapy center, a fitness center, a bakery or a restaurant, as René Büchi, the responsible portfolio manager at Pensimo, explains.

Greencity's sustainability goals also apply to the new building with retirement apartments. "An optimized load-bearing structure, lightweight walls, a wooden façade and a climate-optimized energy concept with 100 % renewable energies will help to significantly reduce CO2 emissions during construction and bring the building as close as possible to the net-zero target during operation," says Herbert Heinen, Project Manager Zurich at Losinger Marazzi. Pensimo and Losinger Marazzi are also aiming for the project to be certified with the SNBS Gold building label, the Swiss Sustainable Building Standard. Preparations for the start of construction began in March 2024. The building, designed by JSWD Architekten from Cologne, is expected to be completed by the end of 2026. (aw)
