Winterthur: Letting starts for "Green Spin"

According to plans by Felix Partner Architektur Design, a 31,000 square meter property for offices, services and retail is to be built that can be accessed by bicycle.

The building permit for the "Green Spin" property in Winterthur with office, service and retail space was granted in March. Letting of the property has now begun, according to the initiators. A special feature of the project: all levels of the property can be reached by bike via a ramp in the inner courtyard (IB reported). The project, which sees itself as a pioneering project throughout Europe, is set to become a reality by 2027. According to Peter Felix, there is no fixed pre-letting rate on which the start of construction depends. He initiated and developed "Green Spin" with his Felix Partner Architektur Design. The architect is confident that he will be able to get started next year. "We are in promising negotiations for 25 % of the space and are receiving many inquiries," said Felix in an interview with IB.

The site is located in the Grüze district in the east of Winterthur. The shell of the building is to be constructed from a CO₂-neutral timber construction. A green inner courtyard and a roof garden are also planned. Photovoltaic panels on the façades and wind turbines will supply green electricity, while geothermal energy will be used for heating. The inner courtyard is to develop into the "microcosm of a small urban quarter" and also offer places of retreat with a high quality of stay.

Units of up to 1,400 square meters in size

Companies that "also focus on sustainability themselves" are to move in, according to a press release. The property is designed for both established companies and start-ups. In addition to offices, the space will be used for production, sports, restaurants and retail outlets. The flexibly divisible units range from 35 to 1,400 square meters.

The building will be certified with the Breeam label and is expected to meet the ESG standards for sustainability reporting as well as the Scope 1 and Scope 2 levels with regard to climate protection targets. H&B Real Estate AG has been commissioned with the initial letting of the 31,000 sqm property at Rudolf-Diesel-Strasse 11. (aw)
