Zurich: "Buck 40" conversion project completed
The property with 8,500 square meters of office and commercial space was converted by Frutiger for UBS. The focus was on reuse.
In Zurich-Altstetten, Frutiger has handed over the "Buck 40" conversion project to the client UBS as total contractor. The building comprises 6,500 square meters of office space and 4,100 square meters of commercial space. The project is based on an existing commercial building from the 1960s. Frutiger won the overall performance competition in 2019 in collaboration with the Scheitlin Syfrig and Oxid consortium. The concept focused on "re-use", i.e. the reutilization of the building structure.
The biggest architectural intervention was the creation of a central courtyard, which forms the heart of the building. For this purpose, Diamantbohr AG created offset ceiling cut-outs, which rotate upwards by 90° from the first floor. The attic storey was added entirely in timber construction. The roof terrace on the 4th floor was planted all around with shrubs and trees. The climbing plants will form a natural pergola on the 5th floor. The property has achieved DGNB Gold certification. Kuoni Mueller & Partner AG has been commissioned with the initial letting of the office and commercial space.
Commercial space of 1,417 sqm is currently on offer on the 1st floor for CHF 180 net per sqm per year. Vacant office space totaling a good 2,800 sqm is available at rents of CHF 240/sqm for the basic fit-out and CHF 295/sqm for the full fit-out. The ancillary costs are quoted at CHF 40/sqm/year.
