Zurich: Manor moves into the Jelmoli building

Swiss Prime Site, the owner of the property, has announced a long-term rental agreement for 13,000 sqm in the building near Bahnhofstrasse, which is currently being repositioned.

Manor will occupy three floors in Zurich's Jelmoli building following the repositioning. According to Swiss Prime Site, it has concluded a long-term rental agreement with the department store group.

In February 2023, Swiss Prime Site announced the closure of the Jelmoli department store and presented plans for the conversion of the prominent property near Zurich's Bahnhofstrasse (IB reported). Part of the concept was to reduce the retail space and make the building fit for the future with new uses. "Swiss Prime Site has now found a long-term tenant for the retail space in Manor, which will ensure the long-term attractiveness of the building and the lower Bahnhofstrasse," according to a press release.

Manor will lease an area of around 13,000 square meters, is expected to take over the ground floor, basement and second floor in 2027 and then open a flagship store including retail space directly accessible from Sihlstrasse and Seidengasse. According to Manor CEO Roland Armbruster, the planned product range will include fashion, beauty and home & living. A gastronomic offering is also to be created.

SPS expects "Haus Jelmoli" to remain a magnet for the public. After the conversion, the core of the additional 20,000 square meters on the upper floors will be office space with its own access, supplemented by catering and leisure facilities. The newly designed roof terrace will feature a range of restaurants. According to SPS, Manor is contributing to the investment for the conversion of the retail space. Current tenancy agreements, such as the one with the Holmes Place fitness club, will remain in place. With Manor and Holmes Place, half of the space had already been let before construction began.
