Muttenz: Building lease agreement for "Birs Tower"

Rietpark Immobilien and Halter are developing 16,150 square meters of gross floor area for commercial and residential use on the border with the canton of Basel Stadt.

The building lease agreement for the "Birs Tower" high-rise project on construction site D of the new "Hagnau West" quarter in Muttenz (BL) has been concluded. Rietpark Immobilien AG, as investor and developer, will realize the 73 m high property with Halter AG as realization partner. Residential and commercial space will be created on the former industrial site directly on the Birs.

The project was triggered by the fact that the Kunsthaus Baselland found a new home on the Dreispitz after 25 years at its site in Muttenz. As the owner of the vacant site in Hagnau, the Kunsthaus Baselland Foundation put out a call for tenders to find a suitable buyer for the 4,446 square meter site and opted for Rietpark Immobilien AG. This company is now realizing the "Birs Tower" with a gross floor area of 16,150 sqm.

According to the "Hagnau West" district plan regulations, a dense development with a central function is being created. With its combination of residential and commercial space, the "Birs Tower" will be the only project in the district to also include owner-occupied apartments.

The Swiss Sustainable Building Standard (SNBS) with the "Gold" label will be used for all buildings in the district or, with the approval of the municipal council, will be used as a benchmark for an equivalent standard. In order to achieve the project's sustainability goal, the project is being implemented according to the design-build model. In the first phase, Rietpark Immobilien will carry out a variance procedure in accordance with the specifications of the neighborhood plan in order to then begin planning for the building application.
