Winterthur: Building application for "Rocket & Tigerli"

Ina Invest announces the next step for the major project, which includes one of the tallest timber high-rises, a hotel and 272 apartments.

The planning application for the "Rocket & Tigerli" construction project in Winterthur's Lokstadt district was submitted on September 26. The project includes one of the tallest timber residential buildings currently planned. Construction could begin in the third quarter of 2025. "This is an important milestone for the newly emerging district, which is designed as an urban living space with a focus on sustainability, diversity and community," writes Ina Invest in a press release.

The timber construction method of the "Rocket" was developed for high-rise buildings by Implenia, ETH Zurich and the civil engineering firm Walt Galmarini. Filigree ceilings are planned for the lower floors, while the upper floors will have a timber composite flat ceiling. This construction method is intended to achieve a reduced ceiling thickness compared to concrete. The walls will be a lightweight timber construction. In contrast, a traditional solid construction made of reinforced concrete and brick is planned for the Tigerli buildings.

272 apartments and a hotel in four buildings

The Rocket & Tigerli project comprises a total of 272 1.5- to 5.5-room apartments. The centerpiece is the "Rocket" building with 185 apartments. It also includes a hotel on the lower seven floors, including a lobby and restaurant on the first floor. The three independent "Tigerli" buildings comprise 45 non-profit apartments in the north building, 24 apartments in the west building and 18 apartments in the east building. In addition to the residential and hotel uses, the projects also include over 900 square meters of commercial and event space. Ina Invest expects the buildings to be completed by the end of 2028.
