Köniz: Municipality plans property purchase

The municipality intends to acquire three properties for CHF 32.5 million and use them to develop the area near the railroad station. In the long term, a sale to an investor under building rights is planned.

The municipality of Köniz intends to acquire an ensemble of buildings with a high-rise residential building for CHF 32.5 million. The purchase price for the property at Schwarzenburgstrasse 230-236, which is located in the development area between the Liebefeld Mitte and Köniz Nord sites, is CHF 32.5 million, according to a press release. The high-rise building comprises 39 affordable apartments. Voters are expected to vote on the purchase in February 2025.

The property consists of three buildings; the commercial tenants are UBS and "Otto's". "The acquisition of the property offers the municipality a unique opportunity to purchase another central site in the development area between Liebefeld Park and Köniz railroad station," writes the administration. Until the area is redeveloped, the buildings will continue to be used as residential and commercial properties. The municipality will take over all existing rental contracts. The apartments at Schwarzenburgstrasse 232/234 are to remain as affordable apartments. Net income of between CHF 400,000 and CHF 630,000 per year is expected from 2026.

The municipality already owns several properties on the site opposite Köniz railroad station and in the Liebefeld Mitte area and now sees an opportunity to play a key role in shaping the development. Following the development, the site is to be handed over to a suitable investor under building rights in a competitive process. (aw)
