Nessleren development in Wabern to be redeveloped and densified

The Previs and PAT-BVG pension funds and Helvetia Insurance have begun the renovation and densification of the approximately 30-year-old Nessleren development in Wabern. The total contractor Halter AG is building according to plans by asp Architekten Schwaar & Partner from Bern. A special feature of the renovation is that the building will be extended.

Along with a refurbishment, the buildings will be extended from three to five stories. The almost identical floor space occupied by the approximately 200 apartments today will in future accommodate 325 rental apartments with 2.5 to 4.5 rooms.

The structure will be built with a wooden construction. The simultaneous renovation of the existing outer shells and the energy supply will exceed the Minergie standard and the heating requirement will be 30 percent below the requirements of the cantonal energy ordinance, the client informs.

During all three construction stages, part of the houses will remain occupied. In the first stage, the parking garage and the construction infrastructure will be built. In the second stage, which has now started, the first houses with 185 apartments will be renovated. They should be ready for occupancy from August 1, 2016. From summer 2016, the third stage with 140 apartments will be started. These will be completed from October 1, 2017.

The investment volume is around CHF 80 million. Residential rents will increase by an average of 30 to 50 percent. (ah)
