Basel: CMS presents new plans for Dreispitz

After the plans for the transformation of the Dreispitz site were suspended a year ago, the Christoph Merian Foundation (CMS) project is back on track. Two residential quarters and a "business park" for commercial use are now planned.

In December 2014, the landowner CMS, the municipality of Münchenstein and the cantons of Basel-Stadt and Basel-Landschaft announced that they were abandoning the land use planning for the entire Dreispitz area, which had been initiated with an urban development framework agreement. The project proved to be "unsustainable" as well as legally and politically shaky, said CMS President Lukas Faesch at a media orientation on Monday.

Instead of a large-scale project, CMS is now planning smaller projects on the 500,000 square meter site. The new residential areas planned are Gundeli-Ost in Basel (in the triangle Münchensteinerstrasse, Leimgrubenweg, Reinacherstrasse) and Ruchfeld (from Freilager to Schaulager) in Münchenstein.

Large areas remain reserved for industry in the "Dreispitz Business Park". The business park stretches from Leimgrubenweg to the southern tip of Münchenstein. The vacated ARFA and Debrunner-Acifer sites provide new areas for commercial use. As a mixed-use development area without housing, the Südspitze will continue to be used for commercial purposes. By clustering residential and non-residential areas, CMS aims to avoid conflicts of use.

As the Dreispitz freight line will be discontinued in 2016 due to a lack of demand, around 70,000 square meters of track space will be freed up for new uses, such as a connecting axis for bicycles and pedestrians. The idea of a new streetcar connection across the Dreispitz has been abandoned. (ah)
