FPRE: Residential rents continue to rise
According to an analysis by Fahrländer Partner, rents for existing apartments in the large central regions of Lake Geneva, Basel and Zurich again rose significantly in the third quarter of 2015. However, a sideways trend is emerging for newly built rental apartments in these regions. Also on a national basis, rents in older buildings are rising more strongly (+5.6%) than in new construction (+1.9%).
Prices for condominiums stabilized in the third quarter of 2015, having fallen in the first half of the year. However, year-on-year, prices for condominiums are down by 1.9 percent nationwide, which Fahrländer Partner says is primarily due to the sharp decline in the upscale segment. Here, the minus was 4.7 percent.
Prices for single-family homes continue to trend sideways. In the mid-market segment, these properties have become more expensive year-on-year in all regions of the country.
According to the SWX IAZI Real Estate Price Index, residential property prices (EFH and EWG) recorded zero growth in the third quarter of 2015 (previous quarter: 0.4%). On an annual basis, the growth rate is 0.8 percent, down from 1.5 percent a year earlier. (ah)
