Housing: Rents on the rise
In March, rents for residential properties advertised on ImmoScout24 rose by 0.8 percent across Switzerland compared with the previous month. This is shown by the latest figures from the Swiss Real Estate Offer Index.

The highest increase in the value of asking rents was recorded in the Lake Geneva region (+0.8%). By contrast, there was a decline in the Ticino region (-2.4%).
The general level of rents in the individual parts of the country varies greatly, as shown by the Swiss Real Estate Offer Index shows. In Switzerland as a whole, the average annual rental price per square meter of net living space is around CHF 266. The regions of Zurich (CHF 316/sqm p.a.) and Lake Geneva (CHF 304/sqm p.a.) are clearly above the Swiss average.
In the Espace Mittelland region or eastern Switzerland, rental prices are around 25 percent lower on average. According to Martin Waeber, however, the price gap is likely to narrow in the future: "In the hotspots of Zurich and the Lake Geneva region, demand for expensive luxury properties has collapsed," says the director of ImmoScout24.
In the case of single-family houses, the Swiss Real Estate Offer Index as of the end of March at a level of CHF 6,026/sqm net living space, which corresponds to a monthly increase of 1.1 percent. The offer prices for condominiums have also increased in the same period (+1.5%). On an annual basis, the increase is 2.3 percent for condominiums and 0.6 percent for single-family homes. (ah)
