Homegate: Apartment rents up in the cities

The majority of rents for three-bedroom apartments in the cities of Zurich, Basel, Bern and Geneva have risen over the past two years. This is shown by market analyses conducted by Homegate AG.

New "rent maps" published by homegate.ch show the apartment rental prices of average three-room apartments (70 sqm) along urban tram lines. According to these maps, rents in Zurich range between CHF 1,370 and CHF 3,760. These rents thus continue to occupy top positions in a national comparison.

Zurich's prime rent is measured at the Paradeplatz tram stop. It is currently just under CHF 520 more expensive than two years ago. In the city of Basel, meanwhile, the highest average rent of CHF 2,130 is paid in the vicinity of the Theater stop. In Bern, an exemplary three-room apartment on Bärenplatz is the most expensive at 2,480 francs. According to Homegate, it is striking that rents in the cities of Basel and Bern rarely exceed the CHF 2,000 mark.

In Geneva, meanwhile, rents are highest at the Bel-Air and Bel-Air-Cité stops, at CHF 3,040 each. In contrast to the cities of Basel and Bern, only a few exemplary three-room apartments with 70 square metres of living space can be found there below a rental price of 2,000 francs.

The calculation was based on the normalised median value of the 50 nearest homegate.ch properties to the tram stop. The period under consideration runs from January 2017 to May 2019 (mr).
