Raiffeisen Futura Immo Fonds: Acquisition in Zurich

The Raiffeisen Futura Immo Fund has acquired three apartment buildings in Zurich-Seebach. The purchase price is estimated at CHF 16 million.

According to a statement by the fund, the property is located at Dohlenweg 2-6, on the corner of Grünhaldestrasse, in Zurich-Seebach (district 11). The Oerlikon and Seebach train stations and the Leutschenbach tram stop are just a few minutes' walk away. The three buildings were constructed in 1927 and comprise a total of 18 apartments with an area of 1,150 sqm, all of which are currently rented out.

According to Raiffeisen Immo Futura, the parcels have a high utilization potential; a densification of 100% would be permissible under building law. At the same time, the existing buildings are in need of renovation. The fund therefore wanted to analyse the possibilities offered by a redevelopment project in the medium term. Ideally, a sustainability project could be realized in this very good micro and macro location, the Raiffeisen Futura Immo Fund further states. Should a densification project be realised, the investment volume would be an estimated CHF 29 million. (ah)
