SVIT: The rental housing market is reviving

According to the Online Housing Index OWI from SVIT Switzerland and the Swiss Real Estate Institute, the supply of rental apartments on Swiss real estate portals expanded significantly between April 2020 and March 2021.

Compared to the same period last year, the number of rental apartments advertised on the real estate portals has increased by 13% to 513,000 properties, SVIT Switzerland reports. At the same time, the average insertion period was reduced by two days to 32 days.

According to SVIT Switzerland, the shorter insertion period and simultaneous increase in the number of advertisements show that the rental housing market is clearly reviving and demand is increasing or that the rental period is decreasing. The Covid 19 pandemic has further fuelled this nationwide trend: it can be assumed that the pandemic was the trigger for many tenants to review and adjust their own housing situation, writes SVIT in a statement.

There are no signs of the much-cited urban exodus. The Corona year, for example, led to a sharp rise in apartment advertisements in the cities on the rental housing market. In the twelve cities surveyed, the number of advertisements rose by a total of 32% - in the same period last year, there was an increase of only 3.5%. According to SVIT Switzerland, this indicates that tenants are not leaving the city; rather, there has been significantly more internal movement. (ah)
