Warteck Invest increases EBIT and net profit

Warteck Invest achieved an operating result (EBIT) of CHF 12.1 million in the first half of 2015, 9.5 percent more than in the same period last year. According to the company, a four percent increase in income from rentals of (12.9 million) and a positive valuation result of CHF 900,000 contributed to the increase. Net profit rose by 12.9 percent to CHF 6.3 million.

The vacancy rate in the portfolio was 2.2 percent, compared with 2.1 percent in the prior-year period. Actual rental income reached CHF 14.2 million (previous year: 14.3 million).

According to Warteck Invest, the gross yield on the portfolio (target rental income in relation to market value) was on a par with the previous year at 5.3 percent in the reporting period. The net yield (gross yield less vacancies, bad debt losses, operating costs and maintenance) rose slightly year-on-year from 4.6 percent to 4.7 percent. At five percent, performance (net return plus revaluation result) was up on the prior-year figure of 4.6 percent.

The market value of the portfolio has increased by almost three percent since the end of last year, from CHF 564.2 million to CHF 580.4 million. The increase is due on the one hand to the acquisition of a property and investments in renovation and new construction projects, and on the other hand to the positive result of revaluations, Warteck Invest reports.
