New online platform for direct real estate investments

These days crowdhouse.ch, a Swiss online platform for direct real estate investments, is launched. Offered are shares in rented apartment buildings. The fintech startup was founded by Robert Plantak and Ardian Geljoshi.

As Crowdhouse writes in a press release, the minimum investment is CHF 25,000 to become co-owner of an existing and fully rented yield property. Once all shares of a property have been purchased and the owners have been registered in the land register, each co-owner participates proportionately in the rental yield and value development of their property. The purchase of the property is co-financed to 50 to 60 percent with a mortgage, resulting in an annual return of between four and six percent, according to Crowdhouse.

The investment period is usually five years. After that, the property is to be sold at the best possible price and the invested capital, including any increase in value, is to be paid out.

As Crowdhouse further writes, the multi-family houses on offer are screened "by real estate specialists in advance in terms of purchase price, condition, rent level and location", and the value of the property is checked by a renowned real estate appraiser. The company does not want to include properties in overheated regions or with overpriced rents in its portfolio. (ah)
