Warteck Invest increases earnings by 20 percent
Warteck Invest generated an operating result (EBIT) of CHF 24.8 million in the 2015 financial year, six percent more than in the previous year (23.4 million). The consolidated result increased by 20.4 percent to 14.6 million (previous year: 12.1 million). The return on equity was 6.3 percent.
According to the company, slightly higher target rental income of CHF 29.2 million (previous year: 29.1 million), a positive revaluation result of properties amounting to CHF 3.5 million (previous year: 2.1 million) and the release of tax provisions of CHF 500,000 that were no longer required contributed to the result.
Apartments accounted for 41 percent of target rents, offices for 30 percent and retail space for 12 percent. The remainder was distributed among parking areas, catering, commercial and warehousing. The vacancy rate was 3.21 percent.
The equity ratio rose from 37 to 47 percent as a result of a capital increase carried out in 2015.
The market value of Warteck Invest's real estate portfolio grew by CHF 28.3 million or five percent to CHF 592.5 million in the reporting period. Of this amount, 3.5 million was attributable to the revaluation of properties, while the remaining increase in value resulted from the acquisition of a property, investments in renovation and conversion projects, and capitalized repairs to existing properties.
