Streetbox Real Estate Fund yields around ten percent

The Streetbox Real Estate Fund achieved an investment return of 10.19 percent in the past fiscal year (ended March 31, 2017). The return on equity was 9.63 percent.

The net asset value (NAV) of the fund was CHF 271.30 per unit as of March 31, 2017, compared with CHF 259.20 in the previous year. The distribution yield is 3.16 percent. The dividend will be increased from CHF 13 to CHF 14 per unit.

Rental income of the Streetbox Real Estate Fund was around 7.5 million at the end of March 2017. Total income was 7.8 million compared to 6.8 million at the end of March 2016. Total expenses increased by around one million year-on-year to 5.6 million.

The operating profit margin (EBIT margin) is 54.6 percent, the total profit for the financial year is 10.3 million compared to 9.7 million at the end of March 2016. Net fund assets amount to 111 million, while total fund assets are 169.8 million.

The TER REF (GAV) increased to 0.97 percent (previous year: 0.87%). The leverage ratio decreased from 35 to 31 percent.

The Streetbox Real Estate Fund invests primarily in real estate of the "modular warehouse" type and is mainly active in the economically strong conurbations in western Switzerland. Tenants are mainly SMEs that occupy small spaces at favorable prices.

Since October 7, 2016, Streetbox Real Estate Fund has been listed on the SIX Swiss Exchange and is part of the SXI Real Estate Funds Index.
