Procimmo 2 continues to buy

Procimmo Swiss Commercial Fund II has acquired two portfolio properties with a total market value of around CHF 33 million. Meanwhile, a capital increase of the fund planned for the fall has been cancelled.

According to Procimmo, the property at Lerzenstrasse 20 in Dietikon has a market value of around CHF 28.6 million. The property is used in particular for logistics, warehousing and offices and has a leasable area of 24,200 sqm. The land area is 13,721 sqm. The building is located in the northeastern part of the industrial area "Silbern", close to a property on Riedstrasse, which was acquired in 2014 as the first property for the fund. The highway access is a few minutes drive away. The gross yield-IST on cost price of the property is around 6.5 percent, Procimmo says.

The second property is located in the center of Wohlen (AG) at Zentralstrasse 54a and has a market value of around five million. The leasable area is 1,125 sqm and the land area is 1,734 sqm. It is a commercial property with a newly concluded lease for five years, plus a five-year extension option.

Originally built as a showroom for cars, the building is now used by a new type of store and restaurant concept after a complete reconstruction. The property is centrally located at the busy Zentralstrasse/Bünzstrasse intersection. For this property, the gross yield-IST on cost price is around 6.7 percent, Procimmo reports. The market value of all fund properties is currently around 300 million.

No capital increase in the fall

The fund company also announces that the capital increase of Procimmo Swiss Commercial Fund II, originally planned for September or October, will not be carried out. However, it is possible that another capital increase will take place at a later date, Procimmo said. The fund company did not give any reasons.
