Streetbox Real Estate Fund: Good half-year result

The Streetbox Real Estate Fund has an investment return of 3.19 percent for the first half of the fiscal year (ended Sept. 30, 2017). The return on equity over the last twelve months is 7.91 percent.

According to the Streetbox Real Estate Fund, it invests mainly in properties of the "modular warehouse" type and operates primarily in economically active agglomerations in western Switzerland. It enables tenants, especially SMEs, to "occupy small spaces at attractive prices, simply designed to meet the needs of their activities," writes real estate fund provider Procimmo SA. Since its creation, the Streetbox fund has built more than 1,000 boxes.

Other projects in French-speaking Switzerland

By the end of the current fiscal year, earnings and realized gains should allow Streetbox to distribute more dividends than in the previous reporting period, Procimmo SA announces. As of September 30, 2017, the net asset value (NAV) amounts to CHF 265.50 (previous year: 259.00) per unit.

At the end of September 2017, the Fund had 26 boxes under construction and offered 178 completed boxes for lease or sale. In the last reporting period (last six months), 37 boxes were sold. There are planned projects in Granges Veveyse (56 boxes), Etoy (48) and Bex (42).

Fund assets at almost 165 million

As of the end of September 2017, the fund's rental income amounts to just under four million, total income is approximately 4.46 million, with total expenses amounting to 2.75 million. The operating profit margin (EBIT margin) amounts to 61.01 percent.

Net fund assets are 108.7 million as of September 30, 2017, while total fund assets were 164.9 million. The leverage ratio has been reduced from 31.10 to 29.99 percent over the last twelve months.

Streetbox Real Estate Fund is an investment fund under Swiss law in the category of real estate funds pursuant to the Swiss Federal Act on Collective Investment Schemes (CISA) of June 23, 2006. Solufonds SA has been responsible for the fund management since January 2009.
