Schroder ImmoPlus makes a purchase in Winterthur

The Schroder ImmoPlus real estate fund has purchased a commercial property in Winterthur for CHF 65.1 million.

The seller of the fully leased commercial property is an international group of investors who were exclusively advised by CBRE on the transaction.

The tenant of the property is the Swiss subsidiary of the listed Zimmer Biomet Holdings, a global supplier of orthopedic implants. The remaining term of the lease for the entire property is just under ten years, and the annual (net) rental income from the property amounts to CHF three million, according to Schroders.

The purchase price was CHF 65.1, million, and the expected net return is put at around 4.6 percent.

With the acquisition, which took place retroactively to January 1, the total value of the real estate portfolio will increase to CHF 1.6 billion, Schroders says. For the long-term financing of the acquisition, the fund management company is considering a capital increase with a volume of between CHF 100 and 135 million.
