SenioResidenz expands real estate portfolio
Zurich-based SenioResidenz AG is on course for expansion. The company acquired a clinic property in Leukerbad and announces further acquisitions.

The listed SenioResidenz AG has acquired the Leukerbad Clinic in Leukerbad (VS) in a "sale & lease-back" transaction for CHF 34 million. According to the company, a 20-year leaseback agreement was agreed until May 2038. The lease agreement covers the entire clinic complex, consisting of four buildings and an underground parking garage, which are located on three plots of land with a total area of 17,500 sqm. According to the information, the leasable space amounts to approximately 14,300 sqm. The rent has been agreed on a staggered basis, with a target rent of 2.1 million in the first year, rising from 2.2 to 3.5 million from the 14th to the 20th year. In addition, a rent advance in the amount of 11.5 million had been agreed.
SenioResidenz is continuously examining further acquisition objects in the area of senior citizens' real estate, and cites as an example a new construction of apartments suitable for the elderly in a very well developed location in Baden (AG) with direct access to Spitex services or a medical practice center. In addition, the company is negotiating with medium-sized and larger operating organizations throughout Switzerland on the purchase of existing properties using the sale and leaseback model.
Thomas Sojak to be elected to the BoD
SenioResidenz has nominated Thomas Sojak for election to the Board of Directors. Currently, the board consists of Arthur Ruckstuhl, Peter Mettler and Patrick Niggli. Sojak is to be elected at the ordinary general meeting at the beginning of June. He has been with the Cantonal Hospital of St. Gallen since 2005 and has headed the Operations & Infrastructure Department there since 2010. In this function, he is also a member of the hospital's Executive Board.
Thomas Sojak holds a lic. oec. HSG from the University of St. Gallen and a Master of Advanced Studies in Health Service Management from FHS St. Gallen as well as a Master of Advanced Studies in Real Estate Management from the University of Zurich - CUREM. He has been Chairman of the Board of Directors of Spitalanlagengesellschaft Kantonsspital St. Gallen since 2017 and was a member of the Board of Directors of Senevita in Bern from 2012 to 2014.
SenioResidenz invests primarily in real estate for seniors and nursing care facilities. In its secondary strategy, the company may also invest in other forms of temporary housing, such as student apartments, business apartments and/or staff apartments and houses.
