Streetbox Real Estate Fund yields ten percent
Streetbox Real Estate Fund reports an investment return of 10.18 percent and a return on equity of 9.65 percent for the past fiscal year (ended March 31, 2018). The tax-exempt dividend per unit is expected to be CHF 14.50.
The fund's net asset value (NAV) was reportedly CHF 283.50 per unit as of March 31, 2018, up from CHF 271.30 a year earlier. The distribution yield increased from 3.16 to 3.97 percent.
The Fund's rental income also increased: it was around 8.1 million at the end of March 2018, an increase of CHF 585,500 compared to the same period last year. Total income amounts to 8.6 million compared to 7.8 million at the end of March 2017, while expenses decreased from 5.6 to 5.5 million.
The operating profit margin (EBIT margin) increased from 54.60 to 62.43 percent. Total income for the financial year is reported to be 10.7 million, compared with 10.3 million in the previous year.
The TER REF (GAV) decreased from 0.97 to 0.94 percent. The leverage ratio was reduced from 30.88 to 29.33 percent. Net fund assets at the end of March are 116 million, while total fund assets are 174.9 million.
The Streetbox Real Estate Fund, launched by Procimmo, invests primarily in modular warehouses and operates mainly in economically active agglomerations in western Switzerland.
