UBS funds with stable distributions
UBS has announced the annual results of its real estate funds Sima, Foncipars and Swissreal. Distributions remain at the previous year's level.
UBS Sima reports a 2.7% increase in net asset value per unit from CHF 89.52 to CHF 91.97 for fiscal 2018. The investment return is reported to be 6.6%. The market value of the portfolio is reported at over CHF9.3 billion. The distribution is 3.25 per unit. Based on the market price of 106.70, that equates to a distribution yield of 3.0% as of the end of fiscal 2018, UBS said.
Western Switzerland residential real estate fund UBS Foncipars has increased the value of the property portfolio by 5.8% to 1.43 billion. From last year's distribution and the 6.8% increase in net asset value per unit, the investment return was 10.4%, UBS says. Rental income increased by 6.5%. The distribution will be CHF 2.50.
As of the end of the year, the commercial fund UBS Swissreal has increased the market value of the portfolio by 3.8% to about 1.97 billion. Rental income was 2.5% higher than the previous year at 98.4 million; the rental default rate is 4.2%. The investment return is 4.8%, according to UBS. CHF 2.65 is distributed per unit. (ah)
