Immofonds refurbishes properties and buys in

The Immofonds is currently renovating a number of properties: four buildings in Cham and the Haus zum Pfauen in Zurich. It also acquired a property in Fribourg.

As Immofonds announces in a newsletter, four buildings on Nelkenweg in Cham are to be renovated in the next few months to make them energy-efficient and sustainable. The buildings date back to 1959 and are now to be fundamentally renovated. According to the fund, the building shells will be energy upgraded, the oil heating system will be replaced by an energy supply using geothermal probes and a heat pump, and the roofs will be fitted with solar cells. This should enable the property to operate largely self-sufficiently, especially in the summer months. Furthermore, the floor plans of 18 3.5- and 4.5-room apartments are to be optimized and three large apartments are to be divided into six small apartments.

Meanwhile, the Haus zum Pfauen on Zurich's Heimplatz has been undergoing renovation since July 2019 after Musik Hug moved out. In September, the traditional Jecklin lettering was dismantled and will continue to be used inside the building: The signaling concept provides that the individual letters mark the rental areas.

In Fribourg, the Immofonds says it has acquired the property Route Mon-Repos 19/21. The neighboring property is already part of the portfolio, which will allow synergy potential to be tapped in the future, according to the fonds. The property, built in 1962, consists of a total of twenty 3.5- to 5.5-room apartments and is fully leased. The property is located in the Schönberg quarter of Fribourg, about one kilometer northeast of the old city center. (ah)
