Senior residence invests in Richterswil
Senioresidenz AG says it is acquiring four fully leased properties around the Paracelsus Hospital in Richterswil (ZH).
According to a statement from Senioresidenz, the four acquired properties are located on three sites with a total area of around 8,700 sqm. The total usable space of 6,340 sqm is divided between the hospital building of Paracelsus-Spital Richterswil (PSR), the "PSR-Villa", the administration building Göldi Pavillon and the Chrummbächli Medical Center. The gross purchase price is CHF 39.2 million, the target rental income is 2 million per year.
The notarization has taken place, the transfer of ownership of the property has taken place retroactively to December 1, 2019, it is further stated. As part of the transfer of ownership, a new lease agreement was concluded with Paracelsus-Spital Richterswil. It runs until the end of 2039 and has renewal options.
Paracelsus Hospital Richterswil (PSR) is considered the leading regional hospital on the left shore of Lake Zurich and generated sales of around 37 million in the 2018 financial year, Senioresidenz reports. The hospital building is in a prime location in Richterswil with a view of Lake Zurich and around 800 meters from the train station, it adds.
PSR is a subsidiary of clinic operator NSN Medical. The company wants to focus on its core business, the operational running of clinics and outpatient centers in Switzerland, and has therefore divested itself of the real estate in Richterswil, Senioresidenz said. (ah)
