According to Immofonds, the acquisition is an apartment building on the Route du Châtelard on the outskirts of Lausanne. The property was built in 1956, is well maintained and in good condition. The property contains a total of 24 apartments (2.5 to 4.5 rooms) in the affordable segment, all of which are rented.
The property is reportedly located in the immediate vicinity of the new "La Tuilière" soccer stadium, which will open this year. Lausanne city center can be reached by bus in about 15 minutes; shopping, restaurants and schools are nearby. The adjacent Planies-du-Loup development area will become a new urban district as an eco-neighborhood in the next few years. The Immofonds is convinced that this will further enhance the location of the apartments. A metro station is also planned in the development area, which is scheduled to go into operation in 2025.
At the same time, the Immofonds sold the property Fliederweg 21 in Unterentfelden (AG). In spring 2019, the fund management had initiated the sale in condominium ownership. In December 2019, the last of the eight apartments was sold, the fund says. The sales proceeds totaled CHF 4.7 million and the profit was around 0.8 million. (ah)
