Pensimo expects "only marginal impact" from Covid-19

Pensimo does not expect the Swissinvest REIF real estate fund to be significantly affected by the coronavirus pandemic in the current financial year.

According to an initial risk assessment, "only a marginal impact on the result" of Swissinvest is expected for the 2019/20 financial year, says Pensimo. The medium to long-term economic consequences of the pandemic, on the other hand, cannot be estimated today.

According to Pensimo, the fund generated more than three quarters of its rental income from residential use as at December 31, 2019. Around 8% of rental income was generated from offices and 6.5% from space for sale. Commercial use accounted for 2.3% and gastronomy for 0.6%. The fund generated 6.4% of rental income from parking spaces. According to Pensimo, around 1.3% of the total annual rental income comes from tenants who are currently directly affected by the federal government's emergency measures. Loss of rent is to be expected, although this cannot yet be quantified. The company is in contact with a number of tenants and is constantly evaluating the situation.  (ah)
