Wincasa also wants to rent out digitally in future

Wincasa is launching a digital rental contract for ancillary properties this year, and apartments will also be rented digitally from 2021.

Before the end of this year, the real estate service provider Wincasa plans to start digitally renting out ancillary properties such as parking spaces and hobby rooms. In 2021, the digital rental contract will also be offered for residential properties, the company says. The company plans to start with the Swiss Prime Investment Foundation (SPA) portfolio.

Since rental agreements for ancillary properties are highly standardized, fully automated digital contracting of parking spaces and hobby rooms will begin by the end of 2020, says Marco Kissling, Head of Business & Digital Excellence. The implementation of residential rental contracts will follow next year, he said. "Here, the creation of the contract is less standardized compared to the rental contract for ancillary properties. In residential leases, it is also common to conclude a security deposit, e.g. rent deposit. We will also digitize this step and integrate it seamlessly into the process," says Kissling. To ensure legal and technical security when concluding contracts, Wincasa is entering into partnerships for digital components, such as the digital signature.

From Wincasa's point of view, digitization makes it possible to conclude contracts within minutes and around the clock. Prospective tenants would know where they stood in the application process and could initiate the relevant steps regardless of location and time. In leasing, the processes would be significantly simplified and largely automated. In the future, prospective tenants will be able to choose whether to apply digitally for a property and conclude the contract digitally, or whether to go the analog route. (ah)
