Fundamenta Investment Foundation presents first annual report
The Fundamenta Group Investment Foundation has built up a real estate portfolio worth CHF 124 million in its first extended financial year since inception.

The launch of the Fundamenta Investment Foundation came at a difficult time: founded in February 2019 - already not an easy environment for real estate investors at the time - it was followed a good twelve months later by the Corona pandemic, which continues to pose major challenges for politics and the economy.
Nevertheless, the investment foundation is very satisfied with the performance to date. In the one-off extended reporting period (as of 30.09.2020), the Swiss Real Estate investment group set up by the Foundation built up a portfolio of eleven medium-sized properties worth CHF 124.1 million.
The portfolio consists of seven residential properties, three commercial properties and one residential development project (two residential buildings with 30 city apartments in Winterthur Lakes). After completion of this project, the portfolio will have a residential share of around 70% in terms of future target rental income, according to Fundamenta Group Investment Foundation. The target ratio of at least 60% has thus already been exceeded. The market value of the ten portfolio properties amounts to 104.56 million as of the balance sheet date. Net rental income reached 3.04 million in the reporting period; the rent default rate amounted to 3.75%.
Net assets at the end of the reporting period amount to 102.89 million, which corresponds to an inventory value per claim of CHF 1,053.99.Based on the revaluation of the real estate portfolio as of September 30, 2020, there is an unrealized capital loss in the reporting period of 0.01 million. The change in deferred taxes amounts to 0.29 million. The investment return for the first fiscal year is estimated at 5.4% (4.26% annualized).
In the second financial year, the investment foundation intends to use the funds from the June 2020 capital increase further expand the portfolio. (ah)
