Swisscanto fund buys in Root and Lachen
The real estate fund Swisscanto Swiss Commercial has acquired two commercially used properties in Root (LU) and Lachen (SZ), thus fully investing the proceeds from its capital increase.
The market value of the two properties is reportedly around 62 million, and the gross yield on the purchase price is put at around 4.3%. With the acquisitions, the entire proceeds of the capital increase for the Swisscanto (CH) Real Estate Fund Responsible Swiss Commercial have been invested in a targeted and timely manner, Swisscanto says.
The Oberfeld property in Root consists of two commercially-zoned new buildings with commercial, office, retail and warehouse space in the Root D4 industrial park. The property was built in 2019 and is currently leased at more than 70%, including to a government agency and a state-owned company.
The property at Alpenblickstrasse 25 in Lachen is a fully leased office property. The building, which was built in 2016, is within walking distance of the train station and is in mint condition. The main tenant is a large Swiss insurance company.
The two acquisitions will sustainably strengthen the fund's cash flow stability and diversification, says Patrick Schmid, the fund manager of Swiss Commercial. (ah)
