Immo Helvetic plans capital increase
The real estate fund Immo Helvetic intends to carry out a capital increase of up to CHF 73.6 million in May 2021. The new funds are to be used to drive forward the expansion of the portfolio.
According to Berninvest AG, a maximum of 400,000 share certificates are to be issued in the capital increase from May 3 to 12, 2021, with a subscription ratio of 1:12 (12 existing shares entitle the holder to subscribe to one new share). The subscription rights will be traded on the SIX Swiss Exchange. The fresh capital is to be used to drive forward the expansion of the portfolio by means of new construction projects and acquisitions.
In the 2020 accounting year, Immo Helvetic has a cash flow of 34.3 million, an increase of 8.77% compared to the previous year, according to Berninvest. Total fund assets increased 5.59% to 1.28 billion. Investment return is put at 4.99% and performance at 1.60%. The leverage ratio is 26.12%. It further said that net rental income increased by about 6.9% to 55.5 million. The net asset value (NAV) per unit increased from CHF 177.01 to CHF 179.27.
Due to the Corona pandemic, the Fund forgave approximately 0.5 million in rents in FY 2020, representing 0.9% of rental income.
The dividend is to be increased from CHF 6.50 to CHF 6.60 per share, corresponding to a distribution yield of 2.94% (previous year: 2.84%).
