Procimmo 56 yields 7.6%
The Procimmo Swiss Commercial Fund 56 reported a return on investment ofT 7.6% and a return on equity ofT 7.23% for the 2020 financial year. In the previous year, these figures were still atT 7.34% andT 7.15% respectively.
According to Procimmo, total income at the end of the 2020 financial year amounted to CHF 26.02 million, compared with CHF 19.23 million in the previous year. Total expenses increased from CHF 7.08 million to CHF 10.34 million. Procimmo 56's net income climbed from CHF 12.15 million to CHF 15.68 million, while rental income also increased significantly from CHF 17.98 million in 2019 to CHF 24.88 million.
As at December 31, 2020, the fund's net asset value (NAV) was CHF 120.40 per unit (previous year: CHF 117.00); a dividend of CHF 6.00 per unit was distributed, compared to CHF 5.10 in the previous year. The distribution yield increased from 4.15% to 5.05%.
The leverage ratio of Procimmo 56 increased from 34.48% to 41.30%; the operating profit margin (EBIT) fell from 70.14% to 68.55%. The rental loss rate is estimated at 11.98% after 12.46% at the end of 2019. The TER REF (GAV) decreased from 0.83% to 0.81%.
The total fund assets of the real estate fund amounted to 487.8 million at the end of 2020, with net fund assets of 286.1 million. (ah)
