Realstone Swiss Property: One sale and two new acquisitions

The real estate fund Realstone Swiss Property has completed three transactions: A property in Wildegg (AG) has been sold and the proceeds reinvested in two properties in Lucerne and Basel.

Realstone Swiss Property's new acquisitions are two residential buildings in German-speaking Switzerland. The first is located at Blattenmoosstrasse 2-4 in Lucerne's Littau district and includes 40 one- to three-bedroom apartments. The property, with two entrances, spans five floors with a total of 1,796 sqm plus basement, Realstone says. The purchase price is stated at CHF 10.9 million.

The second property is adjacent to a building already owned by the fund. It is located at Maulbeerstrasse 33 in Basel's Rosental district, near the Badischer Bahnhof train station, and includes seven apartments. The purchase price was 4 million, according to Realstone, and the property is in "excellent condition."

Both acquisitions follow the sale of a four-story building with 55 condominium apartments at Bruggerstrasse 9 in Wildegg (AG) for 20.78 million, Realstone said. The property includes 166 surface and underground parking spaces, 81 of which are part of the transaction. The remaining 85 spaces were added to the neighboring building at Bruggerstrasse 11, which is also owned by Realstone Swiss Property. The transaction, which became effective Dec. 1, 2020, generated an estimated capital gain of CHF0.19 per unit, Realstone said. (ah)
