Bonhôte-Immobilier on course for growth

The Bonhôte-Immobilier real estate fund increased its total assets by 10% to over 1.1 billion CHF in the 2020/21 financial year. Net income increased from CHF 20.12 million to CHF 24.46 million.

In the past financial year, Bonhôte-Immobilier, which otherwise concentrates on the real estate markets of western Switzerland, invested in German-speaking Switzerland for the first time. A residential building in Arbon (TG) with 64 apartments was acquired for CHF 19.3 million and a residential building with 32 units in Wangen bei Olten (SO) for CHF 7.4 million, the fund says. Capital from the December 2020 capital increase of CHF 78 million was used to buy Innoparc SA's "Light Industrial" business center for CHF 54 million and a development of four residential properties worth more than 16 million in the south of Lake Neuchâtel in Vully-les-Lacs (VD), the fund management company added.

According to the data, the rental income of the fund was 53.85 million, compared to 50.65 million in the previous year. Rental income was 70% from apartments, 24% from commercial or office premises, and 6% from garages and other properties. The rent default rate of 3.52% is mainly due to the waiver of rent in connection with the Corona pandemic, the fund management emphasizes. So far, the fund has not lost any commercial tenant due to the pandemic.

The net asset value as of March 31, 2021, including costs for appraisals and the acquisition of properties, amounts to CHF 121.85 per unit, a slight increase of CHF 0.05 compared to 2020. The dividend is expected to increase from CHF 3.17 to CHF 3.19 per unit. (ah)
