Raiffeisen Futura yields 3.9%
The Raiffeisen Futura Immo Fund generated an investment return of 3.9% and a performance of 10.32% in the 2020/21 financial year.
In its seventh financial year, the Raiffeisen Futura Immo Fund has further expanded its portfolio and acquired a long-term fully leased office property in Zurich Wiedikon with a market value of CHF 36.4 million. Due to this acquisition, optimizations in rental contracts and significant vacancy reductions in the portfolio, the fund's net income increased by 16% year-on-year to CHF 7.73 million, according to fund management company Verit Investment Management. After taking into account unrealized capital gains and deferred liquidation taxes, the overall result was CHF 10.65 million.
The fund operating expense ratio is reported to be 0.74% (TER REF GAV) in relation to total fund assets and 0.83% (TER REF MV) in relation to the market value of the unit certificates. As of the balance sheet date, the net asset value per unit is CHF 95.91 and the price per unit on the secondary market is CHF 114.00, which corresponds to a premium of 18.9%. According to Verit, this results in an investment return of 3.90% and a performance of 10.32%. As in the previous year, the distribution is expected to be CHF 2.60 per unit, corresponding to a distribution yield of 2.28%.
Furthermore, Verit announces that after the balance sheet date a new building property for a retirement and care center with a market value of approximately CHF 30 million and a 20-year lease agreement with Tertianum AG in Zizers (GR) was acquired.
